Over the years we have helped many clients relocate to our area. Often this would involve the clients visiting in-person to tour various homes — then, some or all of the home-buying process would be done electronically. Although home buyers ideally want the tactile experience of viewing a home in-person, during the pandemic, this hasn’t always been possible. It is doable to purchase a home remotely, especially with the right agent guiding you through the process. Here are our top tips to consider when buying from away:
- Choose a seasoned REALTOR® who is knowledgeable of the market in your desired area and one who ideally has experience with clients who are relocating. Avoid just calling the listing agents on the houses you’re interested in. If you want a REALTOR® to represent you and work to find a home that is well-suited to your needs, you should commit to them.
-
Be technologically prepared to have virtual house showings.
When having a virtual showing, ask your agent to not only show you the inside of the home, but the property and the neighbourhood as well. Don’t hesitate to ask lots of questions.
- You will be required to make a deposit, so have your financing in order so that you can be prepared to offer on the property you love. Speak to your banker and REALTOR® about the logistics of making this happen.
- Be prepared to answer phone calls, texts and emails quickly during the buying process. *Be aware of different time zones, as time is of the essence when making and responding to offers.
- Get recommendations from your REALTOR® for local house inspectors and lawyers.
-
Be aware of current COVID regulations for the area where you’re purchasing.
