As we mentioned in a previous article “How COVID-19 Has Impacted Our Local Real-Estate Market”, the market in the Saint John area proved to be very strong throughout the summer months. We were much busier than what we expected at the beginning of the pandemic. The market has remained strong throughout the fall. In fact, according to the Canadian Real Estate Association, Saint John led the pack in home sales across the country in both August and October 2020. The Saint John Real Estate Board reports that Saint John residential sales for the month of October increased 25.8% over October 2019 — that’s the second highest month in history behind the record set in August 2020. The average price of homes sold in October was record-breaking at $212,578, which is an increase of 12.3% over October 2019. November was another fantastic month with home sales up 35% over November 2019. Sales have been great and inventory is increasing, but there still isn’t a lot on the market. We are finding that those in the market to buy or sell are serious, and they’re not letting COVID stop them from listing or purchasing.
The health and safety of our clients, prospective clients, our team, and community is our top priority. Regardless of what phase of COVID recovery we’re in, we are committed to following all the health and safety protocols in place for real-estate agents and sellers/potential buyers, as directed by our public-health authorities. We’re being diligent about showing homes safely and protecting sellers, buyers, and their homes. We’re using technology to the fullest to limit in-person contact where possible for real-estate transactions and for showings. In many respects, we’ve found that the adjustments made due to COVID protocols have made the buying and selling process more efficient. Whether it’s through virtual showings/tours, sending and accepting offers via email for electronic signatures, using Zoom, Facetime, or simple old-fashioned phone calls, we’re here to take care of your real-estate needs.
So, although we’re in the midst of challenging times, if you’re looking to sell, it’s still an excellent time to get your home sold for a good price. And if you’re looking to buy, don’t let COVID hold you back. Feel free to contact us for information on how we can help you list or buy safely. We would be happy to guide you through the process!
Take care,
Mary Ann, Don, Adam and Jim
